Job Description:
• Financial Planning and Analysis (FP&A):
• Lead the development of financial plans, budgets, and forecasts specific to real estate projects and operations in Jaipur.
• Conduct variance analysis, assess financial performance, and provide strategic recommendations to optimize profitability.
• Real Estate Financing:
• Oversee financing activities for real estate projects, including debt sourcing, negotiating terms with lenders, and managing loan agreements.
• Evaluate capital structure options and optimize financing strategies to support project development and expansion plans.
• Investment Appraisal:
• Evaluate potential real estate investments, conduct financial due diligence, and prepare investment proposals.
• Assess risk-return profiles, perform sensitivity analysis, and present investment recommendations to senior management.
• Financial Reporting and Compliance:
• Ensure accurate and timely preparation of financial statements, including project-level reporting and consolidated accounts.
• Maintain compliance with regulatory requirements, accounting standards, and internal controls relevant to the real estate sector.
• Cash Flow Management:
• Manage cash flow forecasting, liquidity requirements, and working capital optimization for real estate projects in Jaipur.
• Implement cash management strategies to maximize returns on surplus funds while minimizing financing costs.
• Tax Planning and Optimization:
• Develop tax-efficient structures for real estate transactions, including property acquisitions, development projects, and dispositions.
• Collaborate with tax advisors to minimize tax liabilities, optimize incentives, and ensure compliance with local tax regulations.
• Risk Management:
• Identify and mitigate financial risks inherent in real estate investments, such as market risk, liquidity risk, and regulatory risk.
• Implement risk management frameworks and controls to safeguard the company's financial interests and project assets.
• Stakeholder Engagement:
• Liaise with internal stakeholders, including project managers, legal counsel, and senior executives, to align financial strategies with business objectives.
• Foster positive relationships with external stakeholders, such as investors, lenders, government authorities, and regulatory bodies.
• Team Leadership and Development:
• Provide leadership, mentorship, and guidance to the finance team in Jaipur, promoting a culture of accountability, collaboration, and continuous learning.
