Job description, work day and responsibilities
ABOUT THE ROLE
Lead a team of maintenance professionals ( Building Maintenance) providing technical guidance and leadership. Develop and implement comprehensive maintenance plans, including routine inspections, repairs, and preventive maintenance schedules of Building which includes Furniture, washrooms, cabins & overall Production Area.
Participate in budget planning and monitoring, optimizing resource allocation and identifying cost-saving opportunities in Building Maintenance.
Conduct regular assessments of building systems and infrastructure such as Structural Audit & Building audits with define frequency & fulfilling the requirement.
Maintained Premises & Building as per global guidelines & FM Global standard’s requirements. Plant Maintenance : - Fire system, Substation 33 &11KVA, Air Washer Unit, , Transformer, Dock Leveler, Sump-pit, housekeeping, Fire alarm system, PA system, UPS, Scrap yard operation and Maintenance.
Building Maintenance : Green field project of new manufacturing plant Construction Analyzing the requirements of the project and preparing the estimation accordingly.
Evaluation quotations from vendors for materials & services and suggesting the management team about cost-effective option.
Preparation CAPEX and File Note for New projects. Executing costing related activities related to Civil, Mechanical and electrical.
Further updating financial progress of all the major works for the preparation of weekly and monthly progress report. Managing overall operations for executing project involving scoping, initiating, resources mobilization, executive within cost and time parameters Facilities / workplace or end to end property management Brown field and green field projects co-ordination & execution CAPEX & OPEX budget handling & Contract management & renewals Procure to pay co-ordination and support MIS data tracking and data analysis using PowerBI, creation of interactive dashboards AMC / contract management, PPM tracking, space planning & management
RESPONSIBILITIES
• Recruit, interview and hire Maintenance Technicians.
• Communicate criteria to recruiters for Maintenance Technician position candidates.
• Monitor team member turnover; identify key factors that can be improved; make improvements.
• Kronos.
• Identify individual and team strengths and development needs on an ongoing basis.
• Create and / or validate training curriculum in area of responsibility.
• Coach and mentor maintenance staff to deliver excellence to every internal and external customer.
• Create and manage succession plans for Maintenance Technician functions.
• Establish clear measurable goals and objectives by which to determine individual and team results (i.e. operational metrics, results against project timelines, training documentation, attendance records, knowledge of operational roles and responsibilities, personal development goals).
• Solicit ongoing feedback from Facilities / EHS Manager, peers and team member on team member’s contribution to the team.
Provide ongoing coaching and counseling to team member based on feedback.
• Express pride in staff and encourage them to feel good about their accomplishments.
• Perform team member evaluations professionally and on time.
• Drive individuals and the team to continuously improve in key operational metrics and the achievement of the organizational goals.
• Coordinate activities of large teams and keep them focused in times of crises.
• Ensure recognition and rewards are managed fairly and consistently in area of responsibility.
• Provide communication forum for the exchange of ideas and information with the department.
• Organize verbal and written ideas clearly and use an appropriate business style.
• Ask questions; encourage input from team members.
• Assess communication style of individual team members and adapt own communication style accordingly.
QUALIFICATIONS
BE / DCE ( CIVIL Engineering)
REQUIRED SKILLS
Should have minimum 10-15 yrs of experience of Civil Maintenance ( Building Maintenance ) from mid / large scale manufacturing industries with good communication skills
